Buyer Counselling Session

We will conduct a buyer counselling session to discuss your needs and goals, and to plan the search for your property. There are numerous aspects to consider when purchasing a home and this is one of the most important steps.

Buyer Representation Agreement

We will present and explain to you the buyer representation agreement including the special services and benefits it offers.  We do not require a retainer and the seller is responsible for service fees. This document simply outlines our responsibilities to you in detail.

We will explain every step of the buying process to you.  We are your resource from start to finish and here to help with every step along the way.

We will present your property search criteria to our local Coldwell Banker sales team. Our goal is to present you, when possible, with properties as they debut or before they appear on the open market.

Property Showing

We will look at numerous properties that are properly reflected by your search criteria.  Our goal is to give you an in-depth overview of the market so that you will be confident in your final decision when the time comes.  We will not waste your time with homes that do not fit your needs.

Property Evaluation

Before you write an offer on a property, we will perform a market evaluation for you to review.  You can offer whatever you want on a home, as long as you can justify it.  Its our job to make sure you are not over paying for a home.

Property Disclosure

We will review all inspection reports and other documents pertaining to the condition of the property, and answer all questions regarding physical defects of the property which are known to us.

Offer Preparation

We will prepare a written offer that considers all aspects needed to make sure you are properly protected.   An offer is a legal document and it is extremely important that the appropriate conditions and terms are included that look after for your best interests.

Negotiation Strategy

We are trained negotiators.  Each scenario is different and our team will develop a strategy that best suits your unique situation.  Our goal is to save you money and to make sure terms are included to benefit you.

Property Inspections

We will recommend that you obtain a professional property inspection to address basic construction issues. We have a list of recommended inspectors to help you make a decision on who to use.

Property Inspection Remedies

We will request in the offer to purchase that the seller remedy the items you specify after your review of the property inspection reports.

Estimate of Funds Required

We will provide you with a preliminary estimate of closing costs and down payment requirement anticipated in the transaction.

Walk-through

We will accompany you on a thorough walk-through of the property before closing.  We will assist you in dealing with any problems discovered during the walk-through and ensure that any inspection items were properly rectified.

Closing the Sale

We will monitor and inform you of the progress of the purchase agreement, including the satisfaction of all contingencies and conditions during the entire transaction.
